The City of Sonoma supplies water, drawing on both city wells and Sonoma County Water Agency supply, but sewer service comes from the Sonoma Valley County Sanitation District — a separate body covering the wider valley. That second agency matters, because the Sonoma Valley Sewer Lateral Ordinance authorises its General Manager or Chief Engineer to require an inspection of any side sewer or lateral once it is 30 years old or older and connected to the public sewer. That is an age trigger, not a point-of-sale rule, and we have found no blanket sale requirement for Sonoma Valley. On most older Sonoma homes the lateral is already old enough to be called in. Can the district make you inspect a lateral in Sonoma?

Yes, on age. What are the septic rules if the property is not on sewer?

Sonoma County requires a valid operational permit for any nonstandard system, and for a standard system where monitoring was a condition of approval. Those permits run one, two or three years depending on the system. Operating a system that needs a permit without one is treated by the county as a public nuisance, so it is worth establishing which category a property falls into before any work is scheduled.
