Is a tankless water heater worth it compared to a tank?

It depends on how the house uses hot water and what the install needs. Tankless units are documented as lasting roughly twice as long as tank heaters and only heat water on demand, but a conversion often needs a larger gas line, new venting and condensate drainage, which is where the cost difference sits. A like-for-like tank swap in the same location on the same fuel is always the cheapest scenario.

What has to change in the house to fit a tankless unit?

Usually the gas supply and the venting. A gas tankless unit draws far more input than a tank while it runs, so the existing gas line is often undersized, and it needs its own dedicated venting rather than sharing a flue. Electric tankless units instead need substantial new circuit capacity and sometimes panel work. Condensate drainage and freeze protection also come into it on exterior installs.

Do you need a permit for a tankless conversion?

Yes, and more of one than a straight swap, because the gas piping and venting are being altered rather than reused. In unincorporated Sonoma County the permit goes through Permit Sonoma, whose published schedule lists a $327 minimum trade permit fee plus small per-unit charges — $20.75 for a water heater and vent, $8.26 per water piping unit, $8.26 for a gas piping system serving one to four outlets. Incorporated cities such as Santa Rosa, Windsor and Healdsburg run their own building departments, and the Marin towns each run theirs. Those are agency fees, not our charges.
