Should I repair or replace my water heater?

It usually comes down to age and what failed. A thermostat, heating element, thermocouple, anode rod or pressure relief valve is a repair on an otherwise sound tank. A leaking tank body is not repairable — once the steel has corroded through, replacement is the only option. Tank heaters are generally documented as lasting 8–12 years, so a failure at year 10 on a unit that has never been flushed usually points toward replacement rather than another repair.

Do I need a permit to replace a water heater in Sonoma County?

Yes. Permit Sonoma issues permits for like-for-like water heater replacement in unincorporated areas, and California code items such as seismic strapping, a temperature and pressure relief drain line and an expansion tank are checked at inspection. In unincorporated Sonoma County the permit goes through Permit Sonoma, whose published schedule lists a $327 minimum trade permit fee plus small per-unit charges — $20.75 for a water heater and vent, $8.26 per water piping unit, $8.26 for a gas piping system serving one to four outlets.
