Tree roots find sewer lines because sewer lines offer exactly what roots want: water, nutrients and oxygen. They do not drill through sound pipe. They enter at a joint that has already opened, a crack, or a porous section of old clay — and once a hair-thin root is inside, it thickens into a mat that catches everything flushed past it. That is why a line with roots blocks, gets cleared, and blocks again on roughly the same schedule. Clearing the roots treats the symptom. The opening that let them in is the actual problem.
How do you know roots are the cause?
- Repeat blockages on a predictable cycle — every few months, often worse in wet season when roots are most active
- Gurgling from the lowest fixtures when an upstairs fixture drains
- Slow drainage across several fixtures, not just one
- A cleared line that runs perfectly, then declines over weeks rather than staying clear
A single blockage from something flushed is a one-off. A line that reblocks on a rhythm is structural, and roots are the most common structural cause in Sonoma and Marin, where mature trees sit over laterals installed decades ago.
Why older laterals are the ones affected
Clay and cast iron laterals — standard on housing built before roughly 1970 across the North Bay — were laid in short sections with joints every few feet. Every joint is a potential entry point once the seal degrades or the ground shifts.
Modern ABS and PVC lines are laid in long runs with solvent-welded joints, which is why root intrusion is overwhelmingly an older-pipe problem. Mill Valley is a good illustration: roughly half the city's housing predates 1960 and 80% predates 1980, so the lateral under a typical Mill Valley lot is very often original clay with decades of root pressure behind it.
What actually stops them coming back?
Be sceptical of anything promising a permanent fix without touching the pipe.
Cabling (snaking) punches through the root mass and restores flow. It is the fastest way to get a house working again and the least durable — the roots regrow from what is left behind.
Hydro jetting scours the full pipe wall rather than cutting a channel through the blockage, taking the root hair and the grease and scale it has trapped. Considerably more thorough, still not permanent while the entry point remains.
Chemical root treatments can slow regrowth. They do not repair the pipe and they are not a substitute for finding out why roots are getting in.
Repair or replacement of the affected section is what actually ends it. Whether that means a spot repair, a trenchless liner that forms a new jointless pipe inside the old one, or open replacement depends on how much of the run has failed.
The camera is what decides
This is the step people skip, and it is the one that saves money. A camera inspection shows whether you are dealing with a single compromised joint, roots along the entire length, or a belly holding water that roots are simply exploiting.
Those three findings lead to three different jobs at three very different scales. Guessing between them is how people pay for a repair that does not hold.
A camera also matters if you are in Marin: several sanitary districts require a lateral inspection at sale anyway, so the work often has to be done regardless.
Does insurance cover it?
Standard homeowner policies typically exclude gradual damage and the pipe itself, which is what root intrusion is. Some carriers offer a service line endorsement covering the lateral, and some water agencies offer protection programmes. It is worth checking your specific policy rather than assuming either way — coverage varies enough that a general answer would be misleading.

Will cutting down the tree stop the roots? Not on its own, and not immediately. The existing root mass in the line still has to be removed, and the entry point still has to be closed. Removing a mature tree is also a significant decision to make on the strength of a plumbing symptom.
